You don’t need 20% down to buy a home 🙅‍♀️🙅‍♂️ Here’s the quick guide: • Conventional: 3%, 5%, 10%, or 20% (no PMI/mortgage insurance at 20%) • FHA: 3.5% (typical) or 10% with lower scores • VA: 0% down for eligible service members/vets (no monthly PMI) • USDA: 0% down in eligible rural areas (income/location rules) • Jumbo: usually 10–20%+ depending on financial situation • Multi-unit you occupy: can be lower with FHA (e.g., 3.5%) if guidelines are met • Plus closing costs: budget another 2–5% (credits and assistance can help) Every loan has nuances (income limits, credit, property type, reserves, and local rules). Reach out if you have questions, I’m always here for you! #firsttimehomebuyer #mortgage #interestrates #seattle #seattlerealestate

The nice weather, the longer days, spring is the perfect time to buy, right?! Well maybe not. See below for 3 reasons that buyers may not want to wait to buy: 1. Spring is peak buyer season. Across markets (including Seattle), spring and early summer see the most house hunters, the fastest sales, and the highest “above-list” shares—classic bidding-war conditions. Zillow explicitly flags spring/early summer as the period with the highest competition, while Redfin’s Washington data show a sizable share of homes selling over list—an indicator that multiple offers are common. Seattle itself registers as “very competitive.” 2. If mortgage rates soften by spring, demand can jump fast. Redfin warns that falling rates would “give sellers the upper hand” again as more buyers flood back in—pushing prices and competition up. If you wait for spring hoping for slightly better rates, you could face more rivals and stronger seller leverage. 3. Winter offers rare leverage: fewer buyers, longer DOM, more negotiability. In the Seattle area, winter is the slowest season for buyer activity, which can translate to less competition and more room to negotiate. National seasonality studies also find late summer/early fall—and even mid-October—are far more buyer-friendly than spring, with lower competition and more price cuts than the April–June rush. If “less competition” is your top goal, shopping in late fall/winter (or even early fall) generally beats spring in Seattle.
