I've passed on deals that looked great on paper and had solid ARV margins, but were sitting right next to a freeway or backed up to a shopping plaza. Buyers don't care how nice your kitchen is when they can hear traffic from the backyard. And they'll negotiate you down hard because of it or just walk away.
